Edmonton Subdivision and Development Appeal Board Appeal Decision Between Grovenor Community League and City of Edmonton Development Authority
Greetings Grovenor Community:
Please find attached copies of the initial SDAB Notice of Appeal Hearing and the Final Decision documents issued by the City of Edmonton Subdivision and Development Appeal Board regarding the formal appeal brought forward by the Grovenor Community League recently.
The development permit was granted by the SDAB to proceed as previously applied to the Development Authority for a Community Service building in a Small Scale Residential (RS) Zone, subject to the following additional conditions to the approved development permit:
Although the Community League had hoped to overturn the permit, we feel that at least this decision addresses the most acute concern raised by residents in the immediate vicinity regarding the potential for a seasonal or year-round shelter being set up on the property in the future. When considering that these appeals are almost always denied, this was considered fortunate to achieve.
We would like to thank Ogilvie Law LLP for their generous legal assistance and guidance in this important community matter.

- The building shall not be used as an Accessory Private Amenity Space for any future adjacent developments. It will instead be required to provide services to the public.

Notice! - Proposed Amendments to the Zoning Bylaw which affect commercial spaces in residential zones.
At the October 16-23, 2023, City Council Public Hearing, the following motion was made:
"“That Administration provide a report, including amendments to Charter Bylaw 20001, to reduce the maximum Floor Area per individual commercial establishment from 300 m2 to 100 m 2 in the (RS) Small Scale Residential Zone.”
The Zoning Bylaw team has prepared a draft report with the proposed amendments (Attachment 5) to present to Urban Planning Committee on June 18, 2024.

The city advises that the Zoning Bylaw 20001 comprehensively replaces Zoning Bylaw 20001 comprehensively replaces Zoning Bylaw 12800, which was first adopted in 2001. Although Zoning Bylaw 12800 was reviewed, updated and adopted in 2001, the last significant overhaul was completed in 1961, when Edmonton's population was 276,000. Today, Edmonton has grown to a population of more than one million and is on pace to reach 1.25 million by 2030.

Governor Community League is searching for an individual to take on the board member role of Newsletter Editor. As with all board member positions, this one is flexible in that the candidate is able to perform the responsibilities of the role during time that best fits their own schedule.
The newsletter is a staple of the Grovenor Community and has been in circulation for many years. It is published quarterly (March, June, September, and December), to coincide most effectively with relevant/seasonal community league events (e.g. Summer Programs, Fall Fest, AGM, Ice Rinks, Soccer, etc.).
This is an exciting position and the community league hopes to fill it with someone who has as much passion about this community as its many members.
